The Galliard Homes Income Guarantee Scheme is available on selected Apartments and is effective from the day of Exchange. In general terms it is offered in two Parts and upon the following basis:

Part I: The Income Guarantee – Interest Earned as a % value of use on Deposit Monies

For the duration of the term between Exchange of Contracts and the Date of Completion a predetermined % rate of interest is earned upon the varying values of deposit paid by the Client.  The interest rate value is usually aligned to the associated Rental Guarantee % and based upon a simple interest calculation payable as an allowance on the purchase price upon completion.

Part II: The Rental Guarantee – Income Earned as a % Value of the Purchase Price

The Rental Guarantee is effective for a pre determined period, and payable in monthly instalments from the last day of the month following Completion. Galliard Homes Ltd pays to the Owner a % return on the net Purchase Price of the Apartment. Different developments will have rental guarantees based on various % of property prices and may attract a different blend of discretionary items. These may include any number of items including subsidies towards Service Charges; Ground Rent; or Letting and Management Fees.

A high specification Furniture Pack can be included Free of Charge as part of the purchase of an Income Guaranteed Apartment. The Pack, full details of which are available upon request, encompasses the array of items required for any tenant to move in with minimum stress and maximum comfort! At the end of the Rental Guarantee period the Furniture Pack remains in the Apartment, Title of which then passes to the Owner.

Letting & Managing the Apartment

All Galliard Homes Rental Guarantees are run by a focused Lettings Team that is singularly dedicated to this area of business. They have fostered strong relationships with eminent Blue-Chip companies, many of which are listed on the FTSE 100. Tenancies are set up swiftly and efficiently.

The Rental Guarantee amount is paid directly into Owners’ accounts irrespective of whether the flat is actually let – this very much being the exception rather than the rule! Similarly, the Rental Guarantee is paid at the same time each month irrespective of when monies are received from the tenant in residence.

The End of the Rental Guarantee

Towards the end of the Rental Guarantee we liaise with Owners’ to advise of the Tenancy Contract in place at the time. We work together to try and accommodate individual requirements.
